What a Roof Leak Repair Costs

Two things are being bought: finding the leak, and fixing it. Honest pricing separates them, because the second is cheap once the first has been done properly.

What moves the price

  • Which detail failed — a pipe boot is at the cheap end, a chimney reflash or a skylight kit is not
  • Whether the sheathing beneath has gone soft and has to be replaced
  • Roof pitch and height, because steep two-storey access is slower and needs more protection
  • Whether interior repairs are needed as well, which is a separate scope
  • Whether matching material is still available on an older roof

What we quote before we start

  • A diagnostic visit, priced and stated up front
  • A per-sheet rate for any sheathing replacement, agreed in advance
  • The repair itself, quoted once the source is known rather than guessed at
  • Photographs of what was found and what was done

When a repair is money wasted

If the roof is near end of life, a repair buys a season and gets torn off shortly afterwards. We will say so, show you why, and price both options so you can see the comparison.

The same applies in reverse: if a roof has ten good years left, nobody should be selling you a replacement because of one failed pipe boot.

Deposits are capped by law

On a California home improvement contract, the down payment may not exceed $1,000 or 10% of the contract price, whichever is less — Business and Professions Code §7159.5. On a repair, that means almost nothing should be paid before the work.

Anyone demanding substantial cash up front during an emergency is taking advantage of the emergency.

The hidden second layer

A leak on a roof with two layers of shingles is harder to trace and harder to repair cleanly, because water travels between the layers before it shows up inside. City permits record how many layers came off at every tear-off, so we know where second layers are common.

If your roof has two layers, a patch often isn't the cheaper path for long. Ask what a repair buys you versus a tear-off.

Common questions

How much does it cost to fix a roof leak in Sacramento?

The spread is wide because the cause varies so much — a perished pipe boot is a modest job, a chimney reflash with rotted sheathing underneath is not. We price the diagnostic visit up front and quote the repair once the source is actually known.

Should I repair or replace my roof?

If the roof has years of life left and the failure is a detail, repair it. If it is near end of life, a repair buys a season and then gets torn off. We will show you the evidence for which situation you are in rather than just giving you an opinion.
