Water Coming In? Do These Five Things First.

  1. Contain itBucket under the drip. Move furniture and electronics out of the way.
  2. Drain a bulging ceilingPierce the lowest point of the bulge with a screwdriver into a bucket. A small deliberate hole costs far less than a collapsed ceiling.
  3. Kill the powerIf water is near a light, fan or outlet, turn that circuit off at the breaker.
  4. Photograph everythingDated photos, before you tidy anything. That evidence is your insurance claim.
  5. Stay off the roofNot in rain, not in wind. People die doing this. Call instead.

Where Sacramento roofs actually leak

Almost never through the middle of a shingle field. Nearly every leak we diagnose starts at a detail — something that penetrates the roof or where two surfaces meet.

“We sealed it all up” means nobody found it

Sealant smeared across every suspect detail hides the symptom for a season, makes the next diagnosis harder, and the first step of the real repair is removing it. It is the most common thing we find on roofs that have been “repaired” two or three times already.

We trace the path in the attic, test from the bottom up section by section, and show you the photograph of where the water entered. Ask that of anyone who works on your roof — whoever actually tested will show you without hesitation.

How a leak is actually found

A leak that ran a season rotted the deck

Roughly 37% of permitted Sacramento County re-roofs already involve sheathing, dry rot or structural work. On a roof with a known leak the odds are higher. Soft plywood does not hold a nail, so it cannot be covered over.

We fix the rate per sheet before the roof is opened, and photograph every sheet replaced. A number that appears for the first time while your roof is open, with no photographs offered, is not how a documented allowance behaves.

Rotted sheathing under a leak

We will tell you if it is just a repair

Nobody should sell you a roof because a pipe boot failed. If the covering has years left and one detail gave up, we will say so, repair it, and show you the photographs the recommendation rests on — even though replacement is the larger job.

And on a California home improvement contract the down payment may not exceed $1,000 or 10% of the contract price, whichever is less — Business & Professions Code §7159.5. On a repair that means almost nothing should be paid before the work. Anyone demanding substantial cash during an emergency is taking advantage of the emergency.

Common questions

Why is my roof leak not above the ceiling stain?
Because water runs along the underside of the sheathing and down rafters before it drops. The stain marks where it finally fell, not where it got in — sometimes several feet away. That is why a real diagnosis traces the path uphill instead of patching above the stain.
What is the most common cause of a roof leak in Sacramento?
A perished pipe boot — the rubber collar around a plumbing vent. It sits in full Central Valley sun cycling between baking afternoons and cold nights, and it hardens and splits long before the shingles around it are finished.
Why does my roof only leak in heavy rain?
Usually volume or wind direction rather than a hole — a backed-up gutter, a debris-dammed valley, or a detail that is only just adequate and gets overwhelmed at high flow. Clearing gutters resolves a meaningful share of these calls.
How much does it cost to fix a roof leak?
The spread is wide because the cause varies: a perished pipe boot is a modest job, a chimney reflash with rotted sheathing underneath is not. We price the diagnostic visit up front, quote the repair once the source is actually known, and fix a per-sheet rate for any sheathing in advance.
Should I repair or replace my roof?
Repeated leaks in different places, heavy granule loss, broadly curling or brittle shingles and soft sheathing in several areas point to replacement. A single failed detail on an otherwise sound roof is a repair — and we will say so even though replacement is the bigger job.
Will insurance cover my roof leak?
Sudden damage such as wind or a fallen limb commonly is; age and wear generally are not. Check whether your policy pays replacement cost or actual cash value, since that changes the settlement substantially on an older roof. Document everything before cleanup.
