Repair or Replace?

Nobody should sell you a roof because a pipe boot failed, and nobody should sell you a repair on a roof with a year left. Here is the test we apply.

Repair is the right call when

  • The covering has several years of life left and is not shedding granules heavily
  • The failure is a specific detail — a boot, a flashing, a skylight, some storm-lifted shingles
  • It is the first leak, or the first in a long while
  • Matching material is available so the repair is not an eyesore
  • There is no widespread soft sheathing

Replace is the right call when

  • The roof is at or near the end of its service life
  • You are repairing it repeatedly in different places — that is the covering failing, not a detail
  • Granule loss is heavy, shingles are curling or cracking broadly, or they are brittle underfoot
  • Sheathing is soft across multiple areas rather than at one penetration
  • There are already two layers on the roof, which limits what a repair can achieve
  • You are about to spend on solar or interior finishes that you would rather not disturb later

The middle case

A roof with perhaps three to five years left and one failed detail is a genuine judgement call. Repair it, keep the money, and plan the replacement deliberately for a dry season — that is frequently better than replacing reactively in January.

What matters is making that choice with information rather than under pressure from whoever is on your roof.

How we handle it

We will show you photographs of what we found, give you our recommendation with the reasoning, and price both options where both are legitimate. If the answer is repair, we will say so even though replacement is the larger job.

Cutting Edge General Contracting is the contracting party, CSLB #1007180, General Building. Roofing is installed by a licensed C-39 roofing contractor under subcontract, as Business and Professions Code §7057(b) provides. Verify any licence at cslb.ca.gov before you sign anything.

Common questions

How do I know if I need a new roof or just a repair?

Repeated leaks in different places, heavy granule loss, broadly curling or brittle shingles, and soft sheathing in several areas point to replacement. A single failed detail on an otherwise sound roof is a repair.

Will you try to sell me a whole roof?

No. If the roof has years left and one detail failed, we will tell you that and repair it — and we will show you the photographs the recommendation is based on.
